Do you want to apply to rent a home?

 

Each applicant over the age of 18 MUST do the following:

Step One: View home. Take application packet. If no packet is available, download from link above.

Step Two: Fill out application completely.

Step Three:Make copy of ID and SS Card (or TIN)

Step Four:  Make copy of 1 months consecutive pay stubs,

and 2 bank statements.                       

Step Five: Landlord/Agent will review application packet. Applicants landlord and employer will be contacted.  If acceptable, agent will email a link for   a credit check ($30 per adult applying).
Step Six: Landlord will accept or reject application. Lease agreement will be sent to applicant.
Step Seven: Lease agreement to be signed by tenant and given with deposit (Cashiers Check Only!).
Step Eight: Move In, Welcome home!

 

Here are the basic requirements to rent (Requirements may vary):

1. The security deposit (cashiers check or money order) will be collected upon signing of the lease agreement. If for any reason the tenant changes their mind, tenant will forfeit the security deposit.  

2. Credit Check required for each applicant over 18 years of age. Special consideration will be given for negative score due to medical bills, collections less than $500 and negative score from foreclosure or short sales. Include a written explanation of anything known to adversely affect the credit report.  

3. No Evictions, No bankruptcies within 3 years.  

4. Property is Non-Smoking, prospective tenant must sign non-smoking clause.  

5. Each tenant agrees to residence verification and employment verification.  

6. Applicant must be able to verify that total combined gross income equals 3 times the monthly rent amount.  

7. First month’s rent must be paid by Cashier’s check and is collected at move-in.   8. Property to be rented in its current condition.  

9. Megan’s Law list and public court records will be checked.  

10.Tenants must provide proof of rental insurance with landlord listed as add’l insured. Proof of insurance must be given within 30 days of move-in.
11.If property is located in a Home Owner Association; charge for membership cards will apply.  

12.Pets must be approved by landlord with an additional deposit and licensed with county agency.  No Pit Bulls (or Pit Bull type dogs), Akitas, Chows, Dobermans, Rottweilers or German Shepherds.  Landlord will follow California laws regarding service animals.  Pets must be licensed and vaccinated as per state/county/city/HOA rules and regulations. Pets must be covered on rental insurance policy.

13. Tenant must sign 'Crime Free Lease Addendum'
